Ordering a land register extract: where, who, what it costs
You need the land register extract (Grundbuchauszug) when selling and for the bank. Here is who gets it, where to apply and what it costs.
Many sites offer the extract online. Private services do not act on behalf of the land registries and often add fees. Apply directly at the land registry or through the official state portal.
Who gets an extract
Anyone who shows a legitimate interest (§ 12 Land Register Code). Owners always have it. Prospective buyers usually get the extract through the owner, with their power of attorney, or through the notary.
Where to apply
At the land registry responsible for the property, usually at the local court (Amtsgericht). Apply in writing or in person with ID; some states offer an official online application. The notary can also retrieve the extract.
What it costs
At the land registry a plain printout costs €10, an official printout €20 (GNotKG KV 17000, 17001). Inspection in person is free.
How recent it must be
Buyers and banks usually expect an extract no older than three months, so don't order it too early.
