Inheritance, gift or divorce: passing the Mappe on

Hand the Mappe over free of charge to heirs, recipients of a gift or a former partner, with a reference date and the matching follow-up dates.

Step by step

  1. Open the Sale section of the Mappe and click “Invite the buyer”.Folder holder only
  2. Under “Kind of hand-over” choose “Free of charge” and the occasion: inheritance, gift or divorce.No fee; a preview until the proof has been checked
  3. Enter the reference date: date of death, of notarisation or of the final decree.For an inheritance ImmoDok proposes follow-up dates from it
  4. Upload the proof: certificate of inheritance, European Certificate of Succession or an opened notarial will with the record of opening; a notarial deed of gift or transfer; the divorce decree or a notarial divorce settlement. ImmoDok checks it; only then does the receiving person read the whole Mappe.Until it is checked, it stays a preview
  5. Check the documents under “What is handed over” and invite the receiving person with their e-mail address.Link and QR code are personal
  6. After acceptance and the check of the proof the person reads the whole Mappe; “Hand over the property file” passes it to them.You keep an archive of the state at handover

The result: The Mappe passes with its history and acquisition date to the new holder, plus proposed dates such as the inheritance-tax notification and the land-register correction.

Important: Only access rights to the digital Mappe are transferred, not ownership. Certificate of inheritance, land register and tax office stay outside ImmoDok. The notification to the tax office is due within three months after you learn of the inheritance (§ 30 ErbStG); ImmoDok counts from the reference date you entered, that is from the earliest possible day. The land-register correction is exempt from the registration fee if the application reaches the land registry within two years of the death; the certificate of inheritance and notary costs still apply. If the owner has died and can no longer start the handover, use the “Report a death” form linked under “Open in the product”.

What if it does not work?

The owner has died and nobody can start the handover.
Use the “Report a death” form linked under “Open in the product”. There you upload the proof, and the operator clarifies with you how to proceed.
The certificate of inheritance is in the Mappe; should it go along?
Proof of inheritance is not selected by default because it names family members. Tick it under “What is handed over” if the receiving person needs it.
