Understanding legal and tax boundaries

ImmoDok documents facts and organises access. What the product deliberately does not do, and who is responsible instead.

Step by step

  1. On a sale, ownership of a property only changes with the conveyance (Auflassung) and the land-register entry; on inheritance it passes by law and the land register is corrected. Transferring the digital folder transfers access rights to data, not ownership.Notary and land registry
  2. ImmoDok gives no legal advice. Whether a fact must be disclosed or a clause holds is for a lawyer to answer.Lawyer
  3. ImmoDok gives no tax advice and computes no taxes. Categories and yearly packages order receipts factually, the assessment is the tax advisor's.Tax advisor
  4. Signatures under a handover are simple electronic signatures or documented signatures on paper, not a qualified electronic signature.Evidential weight in a dispute: for the courts
  5. Deadlines and dates in ImmoDok are organisational: they come from your entries and documents. Where ImmoDok shows a computed date, such as the warranty end or the six months under § 548 BGB, it is calculated from your entries; whether the period applies, when it starts and whether it is suspended, ImmoDok does not check.Every entry links its source
  6. Content is the users' own statement. ImmoDok verifies neither ownership nor the authenticity of uploaded papers.Checksums prove unchangedness, not authenticity

The result: You know what the documentation is good for, an ordered, traceable factual basis, and where notary, lawyer and tax advisor take over.

Important: This page describes product boundaries and is itself not legal advice.

What if it does not work?

Do I still need a notary, lawyer or tax advisor despite ImmoDok?
Yes, fully, for deeds, legal questions and tax assessment respectively. ImmoDok prepares their work; it does not replace it.
